For buyers considering relocation, we analyze their needs. These are different in every situation. What may be critical in terms of home features to one client may be less important than proximity to work or school for another.
In every case, we set up customized searches based on their requirements and send them listings to preview on the Internet well in advance of their visits. This helps them get a jump start on the house hunting process. When they arrive, our agents provide a "buyer's book" with candidate listings, examples of the contract and other forms that they'll be asked to sign in add ition to local real estate market statistics, a copy of the local Buyer's Advisory and maps of the area.
We agree on properties to view and accompany our clients to view the selected properties. We have extensive local knowledge and follow up if there are questions we can't instantly answer. If they find a home they like and want to make an offer, we provide comps and take care of all the paperwork and communication associated with writing and submitting the purchase offer.
For corporate relocation sellers, we develop a detailed market and property analysis to arrive at a competitive list price selected to sell the property in the specified time frame. We build a comprehensive marketing strategy customized to the property that includes preparing the property for sale as well as advertising it.
First impressions are very important and we work with our clients to identify what needs to be done to create a great first impression. We know how to market to the buying public and to the real estate community. We design our marketing to maximize online exposure with high quality photos and featured tours; since today's buyers do a lot of initial shopping on the web.
We make sure the properties have well-placed signs and brochure boxes with color flyers to capture the drive-by buyers and to make the property as easy to find as possible with owner permission and in compliance with local regulations and HOA (Home Owner Association) rules of course. We are also strong believers in holding open houses to maximize local exposure and get first hand feedback from potential buyers. We communicate regularly with the client/ relocation company during the entire process.
